When Should I Replace My Roof Instead of Repair It?

If given a choice, most people would prefer to repair their roof rather than replace it. Primarily because replacing a roof can be an expensive endeavor, but unfortunately, sometimes replacement is the best option. So, how can you tell if you should repair or replace your roof?

Missing Shingles

Missing shingles are relatively common, and in most cases fall under the repair category. However, if you have a great deal of missing shingles, they have been missing for some time, or there’s damage to the decking below them, the issue warrants further investigation. Severe damage to the underlying structure of your roof will always warrant replacement.

Holes and cracks

Small holes or cracking at a surface level can usually be repaired, but larger holes or cracks more often result in replacement.  Additionally, if your shingle curls on the edges or buckles, or if any granules are showing, this is a tell-tale sign of the need for a new roof. Roof granules look like small rocks that cover the outside of the shingles.

If you’re ever in doubt about whether or not the damage to your roof requires replacement, its best to contact a professional for an assessment, there are many Armor Services Roofing companies in Northern Kentucky that offer free consultations.

Sagging

If you can see visible sagging in your roof, replacement is in your future. Sagging is also not an issue you want to procrastinate addressing. It’s the sort of issue that needs immediate attention. Some additional situations that warrant a strong look at replacement rather than repair include:

  • Water damage that doesn’t seem to go away. If water can go through your roof and has caused mold or brown spots, it may be time to replace it.
  • If a natural disaster has occurred in your neighborhood, it’s best to have your roof inspected whether there is visible damage or not.
  • If your roof is over ten years old beginning to cause you issues, it is time to replace it. Small replacements can really add up.

Roofing options

Many people believe they can place a new roof over top of their existing roof. In the end, this ends up being a band-aid effect and will cause more problems down the road. Make sure that you hire a reputable contractor who is bonded and insured. Also, ensure you get a detailed quote before signing a contract and are made aware of the intended steps in the repair process.

If the damage to your roof was not a cause of ordinary long-term wear-and-tear, you might also consider speaking with your homeowner’s insurance agent. Your policy may cover the replacement in some instances. Qualification criteria vary widely by insurer and policy, but it never hurts to check.

In short, whether or not your roof needs replaced or simply repaired comes down to how severe the damage is and whether or not it will worsen or reoccur in the future if not replaced.
